My Secret Weapon in New Home Sales: The Pre-Drywall Walkthrough
Buyers tour finished homes and look at kitchens and flooring. But the framing, wiring, plumbing and air sealing that really tell you how a home was built disappear the day the drywall goes up.
For years, my secret weapon in new home sales was simple: invite serious buyers to walk through one of our homes before the drywall stage. They could see how the house was being put together, ask questions they’d never think to ask in a finished home, and decide for themselves whether our work gave them confidence.
In this episode, I walk you through how we set those walkthroughs up, what buyers got out of them, and how realtors and new home sales consultants can use the same idea with the builders they represent, without pretending to be a contractor or an inspector.
In this episode:
• Why the builder you represent matters more than your pitch
• How we set up pre-drywall walkthroughs, and why timing matters
• What buyers actually get out of seeing a home before the walls are closed in
• Fresh air systems (HRV and ERV) explained in plain language
• Air sealing, and what to ask before the walls are closed in
• The blower door test, and the questions worth asking about it
• Why “new” isn’t automatically better, and how to talk honestly about the trade-offs
Questions to ask a builder before you put your reputation behind them:
1. Does the builder include a whole-house fresh air system?
2. How does the company approach air sealing?
3. Is there a process for checking the work before it’s covered?
4. Does the builder test its homes?
5. What happens if a test finds something that needs attention?
